1080 Leggett Avenue is a 145,144 square foot, modernized, Class A logistics facility located in the Hunts Point Industrial Business Zone.  The property’s arterial location allows for same day delivery throughout the NYC boroughs.  Ownership upgraded electric, installed a new 20-year insulated roof, installed new slab, upgraded office space, restrooms, and plumbing and put in new eyebrow windows as well as new recessed loading docks with dock levelers to tenant’s specifications.  The property features above market, last mile property specifications including 19 loading docks (loading ratio of 1 per 6,300 square feet), 4 drive ins, 50′ by 31′ column spacing, and over 73,000 square feet of parking/fleet storage space.

The Arches

Blumenfeld Development Group developed The Arches which opened in October 2008.  The Arches is the first-of-its-kind premier outlet center that features Tanger brand name outlet stores with an emphasis on luxury goods as well as restaurants, cafes, and a theater in a magnificent Old World-inspired “marketplace.” Designed by Adam’s Architecture, Susan Blumenfeld Interiors, and Michael DeJoseph of BDG, The Arches offers a truly metropolitan, open-air shopping experience. The implementation of that Old World-style via Venetian plaster and an extensive color palette allows visitors to feel like they are strolling down a European promenade as they browse through rows of small to large retail stores interspersed with plenty of dining options. The center encompasses many architectural highlights, such as the seasonal open-air ice rink – a feature made possible by the installation of refrigeration units underneath the central fountain.

The Arches has transformed a former industrial site into a magnificent, architectural development and maximized its highest and best use for the community. The area’ economy is now benefitting from becoming the destination for premier outlet shopping, attracting Long Island’s strong demographic of buyers with purchasing power, and benefitting its image by having the first outlet center of such prestige in the country.

Blumenfeld Development Group converted a single tenant Chemical Bank building to a multi-tenant office building in 2002.  In addition to the 100,000sf office space, we provided a site for Blackstone Steakhouse restaurant.  The property is centrally located in Melville close to all major Long Island roadways and to the Melville train station.

2350 Jericho Turnpike

2350 Jericho Turnpike consists of a two-level, 32,500 square foot L.A. Fitness and a 6,000 square foot building leased to Vitamin Shop and Noodles Restaurant.  The property is a retail re-development of the former Pergament Home Centers that measured approximately 50,000 square feet and was situated on approximately 3.6 acres in Garden City Park, NY.  The original, aging building was demolished to clear the site for this new center consisting of approximately 38,500 square feet.

BDG Delray

Lake Grove Commons

Blumenfeld Development Group redeveloped an existing sports recreation facility to provide a first class 140,000sf shopping center anchored by Whole Foods Market, the first Whole Foods grocery store in Suffolk County.  The shopping center, completed in 2009, also includes: LA Fitness, Petco, Jared Jewelers, T-Mobile, and Fidelity Investments.  Lake Grove Commons is located at the intersection of Rt 347 Nesconset Highway and Moriches Road in Lake Grove, NY and is adjacent to the Smith Haven Mall.

Upper Park Avenue

BDG seized a unique opportunity to take part in the development of Manhattan’s booming industrial corner, located on the Upper Park Avenue extension. 1753 Park Avenue, between 121st and 122nd street, is a three level, 26,000 square foot, mixed use building. The building is the new manufacturing home for Fat Witch Bakery. Through the collaboration of BDG Construction and in-house architecture staff, a well-crafted, customized space cradles the company’s industrial baking appliances, executive offices, and packaging/shipping/receiving areas. The location provides a matchless opportunity for light industrial businesses, like Fat Witch, to be located in Manhattan while still allowing easy access to the surrounding Boroughs, Long Island, Westchester County and New Jersey. Anchoring the building is Safe Horizons, a non for profit organization that is an advocate for abuse and violence prevention, based in New York City. The development provided a blank canvas for Safe Horizons to implement a new prototype support center that could house all services they provide in one building. Working closely with BDG Construction and in-house architecture staff, the entire floor area was astutely planned to achieve this goal. This project was completed in partnership with The Daten Group.

135 Maxess Road

Blumenfeld Development Group constructed and developed a ground up two story multi-tenant office building and subsequently sold it to 7-11.  Located right at the commercial hub of Long Island in Melville, NY, it is close to Route 110 which connects all three major east-west highways: The Long Island Expressway, the Northern State Parkway and the Southern State Parkway.

275 Broad Hollow Road

Blumenfeld Development Group, as asset manager for United Bank of Switzerland, constructed a gut rehab of the 200,000 square foot multi-tenant building located at 275 Broad Hollow Road in Melville, NY.  As part of BDG’s role in asset management, they secured and relocated the corporate headquarters of North Fork Bank to the property.

205 Oser Avenue

Blumenfeld Development Group acquired an industrial property and converted it to a 15,000 square foot Research and Development building located in Heartland Industrial Park in Hauppauge, NY. This building was once used as a technical school by Suffolk Community College.

3001 Expressway Drive North

Blumenfeld Development Group acquired from the local savings bank, Roslyn Savings, a single tenant industrial building.  Subsequent to acquisition, BDG converted the 40,000 square foot building to a multi-tenant office and medical facility in which NSLIJ leased over 50% of the building.  The property is located directly on the North Service Road of the Long Island Expressway just west of Route 347.  It is within close proximity to Islip MacArthur Airport.

500 Bi-County Boulevard

Blumenfeld Development Group converted a school building into a multi-tenant office building that BDG leased to over twenty local and national businesses.  The property located at 500 Bi-County Boulevard in Farmingdale, NY is within minutes of Long Island’s three (3) east/west highways, Long Island Expressway, Northern State and Southern State Parkways.

45 South Service Road

Blumenfeld Development Group redeveloped this 100,000 square foot former industrial building into a multi-tenant commercial office building.  With direct visibility and access form the Long Island Expressway, the site is well located at 45 South Service Road in Plainview, NY.  Tenant units have convenient separate exterior entrances creating their own identity.

Blumenfeld Development Group joint ventured with Rechson Associates on the ground up development of the first class 120,000 square foot multi-tenant office building located in the heart of corporate Melville, NY on the service road off of the Long Island Expressway at exit 48.

125 East Bethpage Road

Blumenfeld Development Group redeveloped this 40,000 square foot former industrial building into an amenity-filled, mixed use, multi-tenant office building complete with an indoor common area atrium.  The property is well located in Plainview, NY just off the Long Island Expressway at exit 46 and easily accessible from all major Long Island highways.

2350 Jericho

2350 Jericho Turnpike is a free-standing, 50,000 square foot retail structure situated on three acres, with ideal frontage on Jericho Turnpike. The site is well positioned in the Garden City Park Market.

 

370 Motor Parkway

Blumenfeld Development Group acquired and renovated a 60,000 square foot industrial building at 370 Motor Parkway in Hauppauge, NY and sold it to IBEW Local 25 which currently occupies the property.

965 Walt Whitman Road

Blumenfeld Development Group acquired an industrial building and obtained all zoning approvals and entitlements for the Public Storage building located at 965 Walt Whitman Road in Melville, NY.  The property is in close proximity to the Long Island Expressway, Northern State Parkway and the Walt Whitman Shopping Mall.

1800 Walt Whitman Road

Blumenfeld Development Group acquired from Marine Midland Bank’s R.E.O. Property the one story 40,000 square foot multi-tenant office building located on the east side of Old Walt Whitman Road south of the Long Island Expressway at Exit 49 South.  1800 Walt Whitman was built as an industrial building and was converted in 1989 to an office building.

100 Orville Drive

Blumenfeld Development Group acquired a vacant 255,000 square foot industrial property located at 100 Orville Drive in Bohemia, NY and leased it to various tenants.

10 Knightsbridge Road

10 Knightsbridge Road, built in 1977, is a 64,871 square foot single story office building, located on the corner of Knightsbridge Road and Centennial Avenue in Piscataway, NJ.  Close proximity to Interstate Highway 287.

20 Kingsbridge Road

20 Kingsbridge Road in Piscataway, NJ is a 56,483 square foot office building in the heart of Central New Jersey’s office market.  The Township of Piscataway has excellent transportation linkages to the surrounding submarkets, New York City, and the greater Tri-State area.
