41 Great Jones Street is an existing 12,000 square foot five-story masonry and cast iron building located in the Noho Historic District Extension.  Acquired in December 2013, the building is primarily used for general office use and zoned M1-5B.  Current plans consist of vacating the existing tenants and converting the building into 3 luxury Condominium units, adding an additional floor upon receiving all the necessary approvals from Landmarks Preservation Commission and NYC City Planning Commission.  41 Great Jones Street is located in one of the most desirable neighborhoods to reside in Manhattan, making the project prime for residential conversion.  The project is being designed by renowned architect Morris Adjmi, who is also responsible for the architectural design of 36 Bleecker, 837 Washington and 414 West 14th Street.  Great Jones Street is undergoing a major transition and will be one of the most desirable residential areas in lower Manhattan.  Construction anticipated to start in February 2015.
