Leasing/Development Associate

Blumenfeld Development Group, Ltd. has an immediate opening in our Syosset, NY Corporate headquarters for an experienced, full-time Leasing/Development Associate. The successful candidate must have a passion for real estate, be self-motivated and self-driven, will possess outstanding communication skills and have an ability to dig into all aspects of commercial development with a strong history and focus on commercial leasing transactions.

BDG is a full service real estate development firm with a development portfolio that includes regionally significant projects, entertainment-based retail, multi-tenant office, medical office, industrial and multi-family residential. BDG has a fully integrated team capable of providing a wide range of real estate services, including those related to leasing, acquisitions, property management, construction, permits and approvals, architectural and engineering design, and user operational planning.

Leasing

  • Strong Background in Commercial leasing (Retail, Office, Industrial)
  • Manage roll overs, lease extensions, amendments.
  • Work closely with outside brokers to properly market vacancies to prospective tenants (flyer creation, email blasts, leasing plans, site tours).
  • Negotiate key business terms in letters of intent and leases.
  • Manage drafting and negotiation of leases with outside counsel.
  • Ensure key lease dates (delivery, rent commencement) and other milestones are delivered on time, tracked and documented.
  • Show space and sites to prospective tenants.
  • Create all lease exhibits (LODs, signage, workletter).
  • Support development, construction, accounting and management team throughout the leasing process.
  • Analyze various leasing scenarios including financial sensitivity analyses.
  • Create leasing plans and tenant layouts for prospective tenants.
  • Coordinate the transition from construction to property management for completed projects.
  • Manage various consultants (architects, expeditors, engineers) and review consultants work for accuracy and detail.
  • Assist in preparation of RFP’s, financing packages, and other special reports and presentations.
  • Attend project meetings during construction.
  • Review leases and prepare lease abstracts.

Marketing

  • Market projects under development and vacancy in existing portfolio
  • Create leasing flyers and market studies.
  • Create and present tailored “pitchbooks” to prospective anchor tenants.
  • Keep open dialogue with existing tenants to survey their satisfaction, minimize roll over and encourage expansion.
  • Network and market the firm, attend industry networking events.

 

Required Experience

  • 2+ years of relevant commercial real estate leasing, development, finance and acquisitions experience.
  • Ability to read plans
  • Working knowledge of Excel, Word, Argus, PowerPoint and basic knowledge of accounting.
  • Strong communication, presentation, and writing skills.
  • Strong quantitative skills

Construction Project Accountant

Essential Functions

  • Maintain Project related records for Project Cost with a strong comprehensive understanding of outside manual reporting in Custom Excel Reports
  • Administration of Contracts/Change Orders and Related Requisitions by verifying correctness
  • Maintain integrity of General Ledger by reviewing, analyzing and creating required Journal Entries/Adjustments related to Development Capitalized entries
  • Communicate with multiple internal Departments to extract pertinent Job Cost information and have the ability to work with outside Clients and Vendors
  • Knowledge of Budgets/Budget Revisions/Projections to coordinate Multi-Department information into Software
  • Understands all aspects of AP from entering invoices, cutting checks and generating Lien Waivers based on Project Requirements and Financing
  • All AR functions from AIA creation, Intercompany Billing, Receiving Cash and managing outstanding receivables
  • Able to handle multiple Projects from Residential/Commercial/Internal and prioritize tasks
  • Provide administration support to maintain files and Bank Draw packages

Desired Qualifications

  • Proficient in Microsoft Outlook, with strong Word, Excel, Project skills and Yardi experience a plus
  • Applicant must possess excellent organizational, time-management, and critical thinking skills with an ability to work in a fast paced environment
  • A Bachelor’s degree in business, with detailed knowledge of project Contracts and Change Order documents. Must have excellent communication and writing skills, and at least three years of experience in Project Accounting

Property Accountant

Responsibilities:

General Accounting:

Responsible for the general ledgers for assigned properties, including monthly journal entries and income and expense accruals.

Understanding of accounts payable (AP), accounts receivable (AR), cash receipts, bank reconciliations and lease administration functions of commercial real estate and how they drive the financial results of assigned properties.

Perform both detailed and high level analysis as required on assigned properties.

Monthly billing of recurring rents and additional rents such as electricity, water and tenant work orders.

Create tenant and intercompany charges and receipts.

Periodic true-up of CAM and tax escalations.

Tenant inquiries, dealing with tenant delinquencies and CAM audits.

Bank reconciliations.

Sales tax filing preparation.

Assisting Controller with Yardi special projects and process improvement tasks.

Financial Reporting & Analysis:

Accurate and timely preparation of periodic financial packages, forecasts & budgets including analyses and supporting schedules of all balance sheet and income statement accounts.

Provide explanations of significant variances in accounts as requested.

Data gathering for corporate income tax team and other tax compliance reporting.

Annual budget development.

Audit and Compliance:

Prepare year-end work papers and support schedules as needed by external auditors.

Year-end closing journal entries and rolling ledgers forward for following year.
Experience:

5+ years of extensive exposure to commercial real estate accounting.

Strong accounting skills.

Strong analytical ability; understands details as well as big picture; provides meaningful conclusions.

Strong communication and organizational skills; ability to handle multiple priorities; self starter.

Strong organization skills; able to provide results under tight deadlines.

Working knowledge of income tax rules and regulations a plus.

Yardi Voyager experience a plus.

Bachelor’s degree in Accounting or Finance; professional accounting designation preferred.
